Terms and conditions
These are the terms under which Synt BV offers the Synt application. Read them together with our privacy policy, which explains separately what happens to your data.
1. Who Synt is
Synt BV, with its registered office at Marktplein 25, 1740 Ternat, Belgium.
Company number / VAT: BE 0755.475.887 — RLE [RLE court seat to be confirmed].
Contact: mail@synt.be · +32 2 615 18 01.
2. What these terms apply to
These terms apply to every use of the Synt application: the software you use as a volunteer syndic or co-owner to manage your building (accounting, meetings, documents, communication, calendar). By creating an account, you accept these terms.
3. Your account
You are responsible for the accuracy of the data you enter, and for keeping your login details safe. Only use Synt to manage buildings you are actually authorised to manage (as syndic, as co-owner, or with the permission of the association of co-owners).
4. Price and payment
Synt costs €15 per month per unit, with a minimum of €60 per month for buildings with up to and including 3 units. Garages, parking spaces and storage rooms don't count as units. There are no separate invoices or hidden costs on top of this amount. Prices may change; we'll let you know in advance, and you can always stop at that point.
5. Free trial month
Your first month of Synt is completely free. Payment only starts after that month, and only if you decide to continue. If you stop within that month, you won't be charged anything.
6. Right of withdrawal
As a consumer, you normally have 14 days to withdraw from an online purchase. Because Synt is a digital service you can use straight away, that right lapses as soon as you expressly ask to start immediately and acknowledge that you thereby lose your right of withdrawal (Art. VI.53, 13° of the Belgian Code of Economic Law) — you confirm this when you create your account. Because the first month is free anyway, this doesn't put you at any financial risk.
7. Cancellation
Synt runs month by month, with no minimum term. You can stop at any time, in your account settings or via mail@synt.be. When you stop, your access continues until the end of the month you've already paid for.
8. Availability
We do our best to keep Synt available at all times, but we don't guarantee uninterrupted operation. Where possible, we announce planned maintenance in advance.
9. Liability
Synt helps you keep track of your building's legal deadlines and obligations, but final responsibility for decisions and submissions stays with you as syndic or co-owner. Our liability is limited to what the law allows, and in any case to the amount you paid Synt over the past 12 months.
10. Changes to these terms
We may change these terms. We'll let you know in advance about any significant change; if you keep using Synt after that date, you accept the new terms.
11. Complaints
Have a complaint? Email mail@synt.be first — we'll try to resolve it together. If we can't, you can ask for free mediation from the Consumer Ombudsman Service (Consumentenombudsdienst), City Atrium, Vooruitgangstraat 50, 1210 Brussels (consumentenombudsdienst.be), or through the European ODR platform (ec.europa.eu/consumers/odr).
12. Applicable law
These terms are governed by Belgian law. Insofar as mandatory consumer protection provisions do not deprive you of the protection you enjoy under the law of your habitual residence, the courts of [RLE court seat to be confirmed] have jurisdiction in the event of disputes.
